How much does it cost to build a modular home (excluding land and housing prices modular)?

I want to build a modular home. Excluding the price of housing or land ... How much additional cost I'm looking more or less? Suppose city services as well or septic do not necessary. But I know utilities-in circuit, builders, and the foundation is also included. Is an empty lot and I live ... reasonable PA cost of living in the U.S. northeast.
